A little vision. A lot less overwhelm.

OUR MISSION

You don’t have to manage
every moving piece alone.

The Property Edit LLC gives property owners a dedicated resource for planning and coordinating home-preparation projects. We help organize the work, decisions, vendors, and timelines so you can make informed choices about your property and focus on what comes next.

THOUGHTFUL PREPARATION. PRACTICAL SUPPORT.

From the big picture
to the little details.

Vendor meetings, bids, materials, budgets, schedules, and follow-ups can become a second full-time job. We help turn them into an organized plan.

01 / THE STARTING POINT

Assess & prioritize.

A preparation-focused assessment of visible or reported conditions, presentation opportunities, and improvements that may merit review by qualified vendors.

02 / THE RIGHT PEOPLE

Compare & coordinate.

Independent vendor sourcing, organized bids, proposed scopes, access, and communication. You select and contract directly with your vendors unless separately agreed in writing.

03 / THE FINISHING TOUCHES

Select & refine.

Guidance on paint, flooring, fixtures, hardware, lighting, countertops, and finishes that support the approved plan and budget.

04 / THE DECISIONS

Budget & approve.

Organized options, projected costs, and priorities. You retain final authority over spending, scope, vendors, and changes.

05 / THE MOVING PIECES

Schedule & track.

Administrative coordination, vendor sequencing, progress updates, and a customized live project timeline with milestones and upcoming decisions.

06 / THE NEXT CHAPTER

Review & hand off.

Completion follow-up and a final preparation review with you, followed by a clean handoff to your separately contracted listing process, if applicable.

WHY OWNERS CHOOSE US

More clarity.
Less chasing.

SELLER PRIORITIES / BEYOND THE COSMETIC

A pretty finish.
A thoughtful foundation.

When visible conditions or existing reports identify concerns, we help coordinate owner-approved follow-up with the appropriate specialists.

Qualified inspectors, contractors, engineers, insurance professionals, and other specialists remain responsible for their evaluations, recommendations, permits, code compliance, and work. Our preparation assessment is not a home inspection, engineering opinion, insurance determination, appraisal, or pricing analysis.

PROJECT-MANAGEMENT FEES

Clear expectations.
From the start.

UP TO 1,000 SQ. FT.

$1,500–$2,500

1,001–2,500 SQ. FT.

$2,500–$3,500

2,501 SQ. FT. & ABOVE

$3,500–$5,000

These fee ranges cover only the project-management and home-preparation services in your written agreement. Vendor charges, materials, permits, inspections, construction, third-party professional fees, and brokerage services are not included unless expressly stated in writing.

Payment options

The separate project-management fee may be invoiced for payment before closing or, with client authorization and escrow-holder acceptance, paid from the client’s proceeds at closing. This pays a separate The Property Edit LLC invoice; it is not a brokerage commission. If a sale does not close, amounts due remain the client’s responsibility under the agreement. Venmo, cash, and checks are accepted; credit cards are not currently accepted.

YOUR HOME. YOUR DECISIONS.

Dedicated preparation.
Clearly defined roles.

The Property Edit LLC provides home-preparation planning and administrative project management. It is not a real estate brokerage or general contractor, does not perform construction, and does not control a vendor’s methods, safety practices, licensing, or workmanship.

Lisa Alapa is also a licensed Realtor. Her brokerage work is provided separately, through her responsible broker and under a separate written agreement. Agreements, invoices, fees, communications, and payment processes distinguish these roles. Hiring one service never requires hiring the other.

You choose your Realtor and vendors. We help keep the approved preparation plan organized.
